Yes, for two reasons.
First, you shape the property exactly to your wishes.
Second, with a good renovation, the increase in value usually lies well above the investment. Demand for fully renovated properties is high, and many buyers pay a significant premium for them.
Buying a ready-renovated property from a developer typically costs around 20% more. Why?

You can freely alter the interior of almost any property in Mallorca. The exception is the small number of buildings under the highest level of heritage protection.
There's little scope for changing façades. For multi-unit buildings, the neighbours have a say; for detached houses, the façade may have to remain close to the original planning permission, and in Palma's old town and in many village centres, the council tends to set tight limits.

Yes. Almost all property renovations in Mallorca require some sort of planning permission.
There are two types:
"Minor works permit" (licencia de obra menor / comunicación previa)
"Major works permit" (licencia de obra mayor)
Most renovations of apartments and houses in Mallorca are carried out under a "minor permit". This is quick and affordable.
For bigger interventions, such as work on load-bearing walls, a "major permit" is required. It takes longer and costs more.

For work requiring a "major works permit", especially structural changes, you need a licensed architect.
Spanish architects handle the design and permit application, but rarely provide site supervision. Renovation firms, on the other hand, usually lack architectural expertise.

There is no fixed price per square metre. The cost of a renovation in Mallorca depends on the size of the property, the scope of the remodelling and the finish you want.
Building in Mallorca generally isn't especially expensive: various comparisons show that building work in Mallorca is around 20% cheaper than in Germany, 25% cheaper than in Austria, 30% cheaper than in the Netherlands, 40% cheaper than in the UK and 85% cheaper than in Switzerland.

As standard practice, building costs are quoted net, i.e. excluding VAT.
A "minor works permit" for renovating a medium-sized flat in Palma usually costs well under €5,000. The cost of a "major works permit" depends on the project and is calculated individually.
We charge our fee for the project design based on time spent, and for construction site management as a percentage of the building costs.

Here's how to avoid unpleasant surprises:
Have older properties technically inspected before buying (damp, pipework, structure, roof).
Choose a renovation specialist who plans carefully and can demonstrate this through past projects – the worst mistakes usually happen at the start, during planning.
Choose a renovation expert with solid training, experience and the authority to manage the project on site.
Visit the construction site regularly, or ask to be kept informed with photos and videos.
Make sure new tradespeople aren't constantly appearing on site – too many cooks spoil the broth.
Decide on your wishes early – late changes cost time and money.
Secure your financing in advance – a halt to building work can cause heavy losses.

There are significant quality differences between renovation firms in Mallorca. Here is what to check before hiring one:
Is the company specialised in renovations? Or does it offer (e.g. on its website) a mixed bag of services?
How long has the renovation company been working in Mallorca? – Ask for reference projects.
Can the renovation provider prove it plans systematically (e.g. with plans and cost estimates from past projects)?
Does the renovation contractor work with modern CAD software? – a requirement for reliable building work, and for letting you preview the modernised property.
Does the architectural planner suggest over-the-top solutions that only raise the building costs, without improving your comfort?
What training does the project manager have? – a technical or architectural degree greatly improves build quality.
Is the construction site continuously monitored, and do you receive regular photos and videos?
Does the site manager have the authority needed to keep the construction site under control?
Is it contractually guaranteed that only staff with social security registration will be used?
